Mahabhumi 7/12 or Property Card Mismatch? How RTI Gets the Basis of the Entry Corrected on Record

Property / Revenue
Quick answer

If your 7/12 extract (satbara) or property card on Mahabhumi shows an entry that does not match your documents - an old owner, a wrong area, a missing mutation - RTI makes the Talathi/Tehsildar office produce the basis of that entry and the status of any pending ferfar (mutation), with reasons on record. Note: under Maharashtra's 2026 RTI rules, attach a self-attested photo ID with your application.

Why this usually gets stuck

  • Mutation (ferfar) after a registered deed not reflected in the 7/12 / property card
  • Entries carried forward from old records without your knowledge
  • Correction applications pending at the Talathi / Tehsildar level without communication
  • Online record (Mahabhumi) differing from the manual record

What an RTI gets you, on record

  • Certified copies of the records forming the basis of the disputed entry
  • The status and file movement of your ferfar / correction application
  • The reasons recorded for any rejection or objection
  • The officer responsible and how long the file has sat at each desk

Where to file it

Address the RTI to the PIO of the concerned Talathi / Tehsildar office (revenue village level) - for example, see our Tehsildar Office Andheri West guide. File online on the Maharashtra RTI portal (reported Rs. 30 fee + photo ID under the 2026 rules) or by post.

Sample RTI questions (edit the bracketed details)

Provide certified copies of the records on the basis of which the entry [describe entry] appears in the 7/12 extract / property card for survey/CTS number [number], village [name].
Provide the current status and file movement details of my mutation (ferfar) application number [number] dated [date] following registered document number [number].
State the reasons recorded for the objection/rejection of mutation entry number [number], with certified copies of the order and notes.
State the name and designation of the officer with whom my correction application dated [date] is pending and the number of days pending at each stage.

Keep questions factual and specific to your own matter. Ask for records, status, dates, reasons and officer details - not opinions. Do not include anyone else's personal information.

If there is no reply in 30 days

The PIO is ordinarily required to respond within 30 days under Section 7(1) of the RTI Act. If there is no proper response, file a First Appeal with the First Appellate Authority of the same public authority; if that fails, a Second Appeal lies with the Information Commission. See the Appeal Generator.

Frequently asked questions

Can RTI change the 7/12 entry?

RTI gets you the basis of the entry and the recorded reasons - the evidence you need for the correction application or appeal before the revenue authorities. It creates accountability that often unblocks the ferfar itself.

Where do I file - Talathi or Tehsildar?

The Talathi maintains the record; the Tehsildar supervises mutations. Address the RTI to the PIO of the Tehsildar office covering your village - FileMyRTI can identify it.

What changed under Maharashtra's 2026 RTI rules?

The application fee is reported as Rs. 30, a self-attested photo ID is mandatory, and applications should stick to one subject. See our Maharashtra portal help for the current position.
