Why RTI matters for land records
Land is one of the most valuable assets for citizens in Telangana. Yet issues like survey delays, mutation backlogs, and registration disputes often affect ownership clarity. Filing an RTI under the Right to Information Act, 2005 helps you track the exact status of your application, identify responsible officers, and obtain certified copies of records.
Bhu Bharati portal explained
Bhu Bharati is Telangana’s upgraded land records system, replacing Dharani. It integrates survey, registration, and mutation services. Citizens can access land records, but delays and confusion are common during the transition. RTI empowers you to get official updates directly from the concerned Public Information Officer (PIO).
Common land issues citizens face
- Survey delays: Applications pending without updates.
- Mutation not reflected: Despite sale/transfer, records not updated.
- Registration disputes: Delay in document scanning/approval.
- Boundary disputes: Inaccuracies in survey maps.
- Certified copies: Copies of pahani, title deeds, or RTC not provided on time.
What to ask in your RTI
When filing an RTI, keep your questions factual and records-based:
- Status of survey/mutation/registration application (with application number).
- Date-wise action taken on your application.
- Names & designations of officers who handled the file.
- Certified copies of survey sketches, pahani, or mutation orders.
- Timeframe as per citizen charter for the process.
If your RTI is delayed or denied
If no reply is received within 30 days, file a First Appeal with the Appellate Authority. If still unresolved, escalate to the Telangana State Information Commission via a Second Appeal.
